Site Manager – Residential Development (Cork City)

PE Global are delighted to be partnering with a Tier 1 building and fit-out contractor, headquartered in Cork, who have an excellent reputation for delivering large-scale commercial and residential projects across Ireland.
We are currently seeking an experienced Site Manager to join their Cork team to oversee a landmark apartment development (114 units over 9 storeys). This is a full-time permanent role offering excellent long-term career prospects with a market-leading contractor.
Role Overview
The Site Manager will be a key member of the project delivery team, responsible for the day-to-day management and coordination of all on-site construction activities. Working closely with the Project Manager, you will ensure the project is delivered safely, on time, within budget, and to the highest quality standards.
You will take a proactive role in supervising subcontractors, managing site logistics, implementing company HSEQ procedures, and driving programme delivery, with particular focus on sequencing works for a large multi-storey residential build.
Key Responsibilities
- Project Delivery & Programme Management
- Oversee the execution of all site works in line with the agreed construction programme.
- Coordinate the sequencing of trades, with emphasis on finishing works, to maximise efficiency and quality while minimising rework.
- Monitor progress, identify potential risks or delays, and implement corrective measures in collaboration with the Project Manager.
- Health, Safety, Environment & Quality (HSEQ)
- Enforce strict compliance with company HSEQ systems and statutory requirements.
- Conduct regular site inspections, toolbox talks, and audits to maintain a safe working environment.
- Ensure all works are delivered to the required quality standards and specification.
- Site Logistics & Coordination
- Manage site setup, security, traffic management, deliveries, and material handling.
- Oversee plant, equipment, and resource allocation to ensure smooth project delivery.
- Coordinate and supervise subcontractors, forepersons, and direct labour, fostering strong working relationships and efficient workflow.
- Stakeholder & Team Management
- Act as a key point of contact for subcontractors, suppliers, consultants, and client representatives on site.
- Provide leadership, guidance, and mentoring to site staff and junior management.
- Resolve site issues promptly and effectively, ensuring minimal disruption to programme delivery.
- Commercial Awareness & Reporting
- Monitor project costs relating to labour, materials, and site overheads, ensuring adherence to budgetary constraints.
- Provide regular site progress updates and reports to the Project Manager and senior management team.
Requirements
- Minimum 5+ years’ proven site management experience with a main contractor.
- Strong track record of delivering residential and/or multi-storey projects; experience with commercial or mixed-use developments also desirable.
- Excellent knowledge of Irish construction regulations, building standards, and health & safety legislation.
- Ability to manage multiple stakeholders, lead site teams, and resolve challenges under pressure.
- Strong organisational, communication, and leadership skills.
- Relevant construction/engineering qualification preferred but not essential.
